Smith Ranch Homes is a retirement community consisting of 6 large residential buildings and 26 individual villas. The project consisted of comprehensive facade repairs to upgrade sealant and wall finishes, as well as numerous repairs to the EIFS finishes. Urban Painting was tasked with the wall coating portion of the work.
Large communities like this require just as much skill in managing a large crew and the residents as they do in applying paint. This community, being fully occupied with a sensitive group, required a deft handling of communication and client relations. Understandably, most residents were not able to clear their own balconies of the usual grills and potted plants. While the onsite staff was very helpful, our foreman almost became The Mayor onsite, communicating regularly with the residents to assist while work was occurring near their units, but sometimes just as a friendly listener to stories and updates on grandchildren.
What We Did
Coated all EIFS walls with Dryvit Weatherlastic—almost 3000 gallons were applied
Coated metal rails and site fencing
Project Details
Urban Painting mobilized and mapped this out in similar fashion to other large townhome complexes by assembling specialized crews for each step in the process: pressure washing, prep of wall and trim surfaces, body painting, and trim specialists. Central to this is the “walking foreman”, whose job it is to make sure all crews are working in sync and on budget and also to be available for the Ownership and Project Management teams for updates or issues. The foreman is also our liaison with the residents for any issues they may have while work is under way.
Work areas were accessed using a combination of ladders, boom lifts, and scaffolding.
