What is Winter Work?

  • Your building’s most prominent drainage system, gutters play a vital role in directing water away from your property.

    Gutters and downspouts clogged with leaves or other debris can cause water damage and when overflowing resident complaints. Addressing gutter cleaning during winter prevents costly repairs down the line.

  • Winter weather can leave your building's exterior covered in grime, mold, and mildew.

    Pressure washing in the colder months not only removes unsightly buildup but also prevents it from causing long-term damage, ensuring your property looks its best year-round.

  • With more time spent indoors during winter, the interior appearance of your property becomes paramount.

    Fresh interior paint not only enhances aesthetics but also contributes to a healthier indoor environment, making winter the perfect time for this task.

  • Maintaining the integrity of your decks is critical, and now mandated by law per SB721 and 326 ordinances. While you may not be able to apply complete deck coating systems if the temps are too low, inspections can be performed, and temporary patches or caulking can be installed if needed.

  • If your building has wood dryrot or masonry spalls and cracks, winter is a great time to get these repaired, so you are ready to paint when Spring rolls around.

    Left open and exposed during the rainy months, these vulnerable areas are an easy pathway for water to further damage the substrate and increase future repair costs.

  • Caulking around windows, doors and building joints has a lifespan, like tires on your car. Making sure your caulking is still bonded and flexible is key to keeping water and moisture out of your building.

    Between paint cycles, you can have the caulking inspected, and repaired as needed, to get you through the winter months.

WINTER FAQ

Yes - you can paint during the winter months! The key to coating around periods of moisture is to have your moisture meter handy. This device, with its prongs inserted into the substrate (wood or masonry), displays the moisture content of the substrate.

If there is too much moisture, you don’t want to apply coating, because the coating will eventually bubble. Different coatings and paints have different permeability ratings, and are thus more forgiving about entrapped moisture. Knowing these technical details of the coating system, and using the moisture meters is key to a successful winter paint job.

If good old tarp and sandbags aren’t an option, there are products that can be applied to a wet substrate, where there is an active water leak. Around windows, doors, or other areas where caulking is needed, there are products like Prosoco’s Emergency Waterstop that adheres to most substrates when wet (even under water!), and is immediately waterproof. Not recommended for a complete building caulking project, but it will get you by in a pinch.

For masonry, there are a variety of waterplug products, like Waterplug from Koster. This is a fast cure repair mortar that can plug even pressurized water and water leakages in masonry substrates.
