Exterior façade restoration for a classic SF highrise

An exterior façade restoration to repair some of the concrete spalls on the concrete façade required 16 swingstage drops to make it all the way around the building.

With our safety protocols in place and swing stages hung, we sound-tested the walls for the spalls we couldn’t see.

After the many spalls were located and repaired, 45,000 sf of wall surface was recoated, as well as the 20 large fire escapes and 500 wood windows.

Project Details

The first thing our team always does when working on a building of this age (or anything older than 1978) is test the coating for lead. Lead is often in the lowermost coating layer, not the top one. It is critical to know if lead is present so you can take proper precautions when doing prep work. Residents need to be notified, and Lead Handling Protocols need to be enacted, including the taping of operable windows when working near them, hand washing walls, and meticulous collection of paint debris.

Fortunately, our team is very experienced here, so both the public and our workers were well protected during the whole process. With our safety protocols in place and swing stages hung, we sound-tested the walls for the spalls we couldn’t see.

After repairing the many spalls at the corners and window sills / heads, we washed the walls carefully by hand and prepared all surfaces to receive coating, including walls, wood windows, and steel fire escapes, making sure to remove loose paint and collecting for safe disposal.

With the surfaces sound and loose coating removed, all bare metal, wood, and concrete was spot primed, and then finish coating was applied. This process was repeated on the 16 swingstage drops needed to make it all the way around the building.
