Creative access solutions to fit the project budget

A sprawling 4-building complex on San Francisco’s waterfront, South Beach Marina, provided an access puzzle for the team to plan for safe access to all areas of every building, where residential and commercial areas mix. Using a combination of swingstages and boom lifts (and lots of notice to residents!), the Urban team accessed every corner without a hitch.

In addition to the new paint coatings on the walls, many pedestrian decks were recoated after it was discovered leaks were causing coating failure on the soffit below. Experts in both wall coating and traffic coating, Urban was able to provide a one-stop solution.



What We Did

  • Coated over 100,000 square feet of walls with two coats of Sika acrylic

  • Recaulked numerous window perimeters 

  • Resurfaced soffits at 129 balconies

  • Safety map-out and game plan for all areas

  • Installed pedestrian traffic coating at multiple balconies

  • Coated metal fencing and light poles


Project Details

As with most large complexes like this, the first step is a safety map-out and game plan for all areas. This critical step ensures the safety of the crew, the residents, and the property. Then, a detailed plan is submitted to the Owner, letting them know where we will be and for how long, in addition to notices for impacted residents before the work begins.  

Any areas of failed caulking are identified and repaired first. Same with any defects in the substrate, which in this case were EIFS. The goal is to get the substrate completely sound and cleaned so it is “paint ready”.

On this project, failed deck coatings allowed water to penetrate through the balcony decks, causing the paint on the soffit below to delaminate. Once the decks were made watertight, we resurfaced the soffits to remove the coating and restore their original look.

With all substrates sound and repaired, two finish coats of premium-quality Sika 670W acrylic were applied before moving to the next work area. All site metal, including fencing and light posts, was thoroughly washed and sanded, and two coats of rust-inhibitive industrial coating were applied.
